Roofing in Belconnen: 70s to 80s tile roofs hitting their reckoning
Belconnen was built out through the 1970s and early 80s, which means most of its original concrete tile roofs are now 40 to 50 years old, right at the point where the surface coating has worn off, tiles have gone porous, and the ridge pointing has cracked from decades of Canberra's freeze and thaw cycle. Add the exposed, elevated terrain around Bruce, Hawker and Weetangera where the wind really gets up, and pointing failure is the number-one job we see. The good news: most of these roofs have sound tiles underneath and are excellent restoration candidates rather than full replacements.
